I am a licensed real estate Broker that specializes in selling properties for the investor community. As a Realtor, I have spent too many hours working for sellers that weren’t serious about selling their homes. Enough time to realize the value in working for truly sophisticated sellers like you! I have learned that there are two components to any transaction: Time and Money! I have developed a system to sell your properties that will maximize BOTH! I will handle all of the time involved with selling a property, at a price that is less than what it would cost if you did it all yourself! My objectives are to free up your time so you can find and negotiate more deals and to give you more bang for your buck!
Time & Money
How much is your time worth to you? We will handle the calls, schedule the showings and be there to meet the buyers at the house. No more wasted time on the phone and no more waiting at the property for a buyer that never shows! We will handle all the details associated with selling the property: maintain all marketing for the duration of the listing, provide weekly updates on property condition & marketing results, check on the property at least once a week and get you to the closing table as soon as possible!
We will sell your property in a specified period of time, or we don’t get paid! The longer it takes us to sell your property, the more it eats into your profit. Therefore, I am willing to tie our profit directly to our performance. All of our investor’s listings are taken at 3%...the same any agent bringing you a buyer will expect. We receive a bonus for selling your home that reduces as time passes. If it takes longer than our agreed upon time to sell, we will continue to list the property until it sells, and there will be no bonus…you pay NOTHING for the listing!
Marketing
I will increase the value of your marketing dollar! How long does it typically take you to sell a home? Over that period of time, how much money do you spend on marketing? By “pooling” the marketing dollars from several sources, I can offer you more marketing for less money than if you were doing it on your own – and you won’t have to spend time renewing ads and keeping track of what’s current, what’s working & what’s not.
How many buyers do you talk to that you never hear from again … that probably end up buying someone else’s house? Unless you’re a licensed Realtor, or happen to have another home that suits their needs, you have spent valuable time and marketing dollars generating a buyer from whom you can no longer benefit.
